Energy Performance Certificates (EPCs)

In order to assess the Energy Performance or Efficiency of a building, the Assessor will conduct a very thorough inpection and take note of the dimensions of each room (length, width and height) and of the house or flat as a whole. The assessor will also make a detailed sketch of the floor plan of the property to assist in the calculation of the energy efficiency rating.

The Assessor will take note of the nature of the construction of the property, insulation standards, types of hot water boiler fitted, heating systems, air conditioning and central heating systems, window types and types of lighting systems internally and externally.

The information gathered will enable the Assessor to calculate the current energy efficiency or performance and make recommendations on how to enhance the efficiency. The effect on the energy efficiency rating and the cost benefits of carrying out the improvements will also be shown, as will be the estimated costs of carrying out the improvements. The current performance will be stated in the Certificate and the EPC will also highlight the possible efficiency improvements.
