For homeowners looking to sell privately, or wishing to obtain a Home Information Pack (HIP) before committing to a specific selling agent, Aureus Property Services can prepare either an Energy Performance Certificate (EPC) or a HIP that becomes the property of the vendor, thus giving them the flexibility to choose their preferred marketing strategy. When ordering a Home Information Pack, we normally recommend the inclusion of a full Home Condition Report within the HIP as it enhances the Pack, makes a quick sale more likely and reduces the risk of 'gazundering' - whereby a purchaser negotiates a lower price after obtaining a survey report.

Following receipt of an instruction to carry out an Inspection on your property and, having agreed with you the date and time of the appointment, we will mail you a letter confirming the appointment and advising you of the appointed Inspector or Assessor. We recommend that you check the credentials of the Inspector/Assessor against the information we will send you.
Included with this letter will be a seller's questionnaire which is similar to that which solicitors normally send out when they are instructed to act for you. By completing this questionnaire, a copy of which is available here, and presenting it to the Assessor on his/her arrival at your property, you will reduce the time the Assessor will need to spend at your property, improve the quality of the report for inclusion in the pack and provide the solicitor with essential information.
