Home Information Pack (HIP) Example

Home Information Packs have been introduced to reduce the stress involved when buying and selling a home by providing key documents at the time a property is put on the market. Because of the way properties traditionally have been bought and sold in this country, this information is not normally made available until after an offer has been accepted, often causing sales to be renegotiated or collapse altogether.

The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. Additionally, as an option, the Pack may contain a Home Condition Report.

By providing this information, to a prospective purchaser at the start of the process, the Pack should increase confidence in the purchaser, reduce the likelihood of a failed sale and increase the likelihood of the seller achieving his asking price.
