With effect 1st August 2007, all residential properties with at least 4-bedrooms being sold within England and Wales are required to have a Home Information Pack (HIP) before they can be marketed. 3-bedroom properties will require the Packs from 10th September, 2007 and the dates when smaller properties will need to have the Packs will be announced shortly. Landlords
Owners of rental properties (Buy to Lets) will be required to attach copies of Energy Performance Certificates (EPCs) to their Shorthold Tenancy Agreements (STAs) by October 2008. Portfolio landlords will benefit by planning to obtain their EPCs over the period leading up to this deadline. They will therefore be able to spread the cost over the period rather than be faced with a single larger bill. Find out if you need a HIP.
