Home Information Packs (HIPs)
As of 1 August, if you are selling a home with four or more bedrooms, you need a Home Information Pack to show to potential buyers. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. On 17 August, Communities and Local Government (CLG) announced that homes with 3 or more bedrooms marketed for sale from 10 September will require a HIP.

Homeowners
If you are planning to sell your home and it has at least 4 bedrooms, you need a Home Information Pack (HIP). From 10th September, 2007, 3 bedroom properties will need a HIP, also. Find out if you need a HIP.
Landlords
If you are selling one or more of your properties, you will be subject to the same rules on Home Information Packs (HIPs) as Home Owners. You currently need a HIP if the property has at least 4 bedrooms and from 10th September 2007, you will need a HIP for 3 bedroom properties. Find out if you need a HIP.

Estate Agents and Auctioneers
Home Information Packs (HIPs) will contain an Energy Performance Certificate and other key documents such as evidence of title, local authority and drainage and water searches, and key leasehold documents where appropriate. As an estate agent or auctioneer, the duty to ensure there is a Pack available will usually fall on you, so it is important that you are aware of your obligations and the penalties for non-compliance. Find out if you need a HIP.
Sales of homes by auction need a HIP and the duties that apply in relation to estate agents will also apply to auctioneers.
